CGI Window Installation: The Coral Springs Owner’s Guide

CGI window installation in Coral Springs typically runs $85 to $145 per window for standard replacement work when the existing frame is sound, and $900 to $2,400 per opening when the full frame and buck need to be pulled and reset. We stock CGI-compatible balance systems, rollers, weatherstripping, and glazing on our trucks, so most common failures are corrected in a single visit. The way homeowners usually find us is after a window that used to lock tight now rattles against the frame, or a sash that once glided now needs two hands and a hip check to budge.

If you have a CGI window that’s binding, fogging, leaking air, or refusing to stay up, this page tells you what’s actually wrong, what it costs to fix in this market, and what’s worth doing versus what’s not. Dale Kessler grew up in the Ramblewood neighborhood of Coral Springs watching his father reseal jalousie windows ahead of every summer storm that rolled in off the Everglades. That’s where he learned a bad seal costs more than a good one ever would, and that lesson runs through every estimate we write.

Which CGI Models This Applies To

We work on the full CGI product range across Coral Springs: the Estate Collection (Sculpted and Classic lines), the Bordeaux Series, the Targa Series for retrofit applications, and the Cineo line. Most of what we see in Broward County homes are Estate and Bordeaux units installed between 2004 and 2016, which means the original hardware is now hitting the end of its working life.

Identifying your specific window comes down to two things. First, look at the bottom corner of the sash for the CGI etching, usually a small oval with the model and manufacturing date. Second, measure the visible glass width and height to the nearest quarter inch. That number matters more than the series name when we’re matching balances or rollers. CGI has changed hardware suppliers more than once over the years, so a 2007 Estate sash and a 2015 Estate sash may take different balance clips even though the glass is identical. If you’re not sure, take a phone photo of the sash removed from the frame at the top and bottom channels. Our techs can identify the hardware generation from that alone.

On the OEM versus aftermarket question: for weatherstripping and glazing bead, quality aftermarket material performs as well as the CGI-branded part and costs less. For balances and locking hardware, we recommend CGI-spec components. The tolerances on those parts are tighter, and a slightly-off aftermarket balance will wear the pivot bar within a few months. We carry both and’ll tell you which one makes sense for your window. TruePane Windows & Doors is an independent service provider, not affiliated with CGI, but we install and service their products daily. We’re an authorized installer for CGI and more than a dozen other lines, including PGT.

Signs Your CGI Window Installation Is Failing

  • The sash drops when you let go. Your balance system has lost tension. In Coral Springs humidity, the internal coil or block-and-tackle mechanism rusts at the connection point, and once that starts, the drop gets faster every month until the sash won’t stay up at all.
  • The window locks but you can still hear the street. The weatherstripping has compressed or torn, usually along the meeting rail where the two sashes overlap. CGI windows rely on a compression seal there, and when it flattens, you lose both the acoustic seal and the water resistance.
  • Condensation builds between the panes. The insulated glass unit has lost its gas fill and the desiccant inside the spacer is saturated. This is a seal failure, not a cleaning problem. It never reverses itself.
  • The sash sticks or grinds when you lift it. Dirt and salt air work into the jamb channels over time, but a grinding feel usually means the roller or pivot bar has worn through its nylon coating and metal is on metal. In cases where the frame has shifted, the sash may be out of square, which is a different repair entirely.
  • You see daylight through the closed window at the corner. The sash has sagged or the frame has moved, which means the corner seal is no longer engaging. In Coral Springs, that’s an open invitation for wind-driven rain during hurricane season regardless of whether the window is impact-rated.

Replacement Cost & What’s Included

Here’s what we currently quote in Coral Springs for CGI window installation work:

  • Weatherstripping replacement (one sash): $85 to $140, installed
  • Balance system replacement (one sash): $120 to $210, installed
  • Roller or pivot bar replacement (one sash): $95 to $180, installed
  • Insulated glass unit replacement (average opening): $350 to $850, installed, depending on glass thickness and coating
  • Full-frame window replacement (per opening): $900 to $2,400, depending on size, glass package, and whether the existing buck is reused

Every number is parts plus labor, written out before work starts. No surprise line items, no change orders. The main cost driver is the glass package. CGI impact-rated laminated glass costs more than standard insulated glass, and if your original window had a specific tint or low-E coating, matching it exactly narrows the supplier field. We pass that through at our cost and show you the invoice.

Every window installation job carries our Done Right Promise. Registering both manufacturer warranty layers in writing, with durations stated, before our truck leaves your driveway. If something’s off within 90 days, we come back and make it right. No paperwork fights, no arguing.

DIY or Call Us?

There are a few things a Coral Springs homeowner can safely check before calling. If the window is binding, look at the jamb channels with a flashlight. Built-up grime there is common and cleaning it with a dry brush sometimes restores travel. You can also check whether the screws in the pivot bar are tight with a standard screwdriver. That is routine maintenance, not a repair.

But when it comes to balances, sealed glass units, or a sash that has sagged out of square, this is not a weekend project. CGI impact windows are heavy, the balance systems are under constant tension, and a sash that lets go while you’re working on it can take off fingers or worse. We install these windows daily, and we still treat every sash removal with respect. If the pane isn’t true, the job isn’t done, and for us that means setting it square the first time.

If your CGI window is fighting you, call (727) 261-2215 and describe what it’s doing. We’ll tell you over the phone whether it’s a clean-and-lubricate job you can handle or something that needs a truck roll. No charge for the conversation.
